Commercial Lease

Entered Between:
(Legal name(s)), residing and domiciled at No., of (name of street), in the city of (city name), province, post code.
(Hereinafter called the LESSOR or Landlord)
And
(Legal name(s)), residing and domiciled at No., of (name of street), in the city of (city name), province, post code.
(Hereinafter called the LESSEE or Tenant)

The LESSOR/Landlord and the LESSEE/Tenant have reached the following:

1. Description of the Premise
1.1. An emplacement fronting on (name of street), in the City of (name of city) known and designated as lot number (the number of lot and registered code) of Land Registry Office of (name of city)
1.2. With the building, the parking lot and the backyard erected on said emplacement bearing civic number (number of street) of (name of street) in the city of (name of city) post code and civic number (number of street, (name of city), province of (name of province), post code. The total ground area of the premises is (number of square feet in capital letters) square feet (square feet in Arabic numbers) plus any other extra usage area.

2. Term of the Lease
2.1. The present lease is consented for a term of (number of years) five years, starting from (date) to (ending date of number of years) date. In the case where the LESSEE/Tenant stays in possession of the premises after the expiration of the term, the LESSEE/Tenant will have to pay to the LESSOR/Landlord monthly rent, the same conditions of the present lease.

3. Use of the Premises
3.1. The LESSEE/Tenant will use the leased premises for the purpose of running a (type of business with some or detailed descriptions).

4. The Rent
4.1. The LESSEE/Tenant is responsible in payable in lawful currency of (name of country) to the LESSOR/Landlord on the first day of each month in the following manner:
4.1.1. (Total annual amount in words in capital letters), (amount in numbers) per annual from date of (possession date) at the rate of (how much) per month.
4.1.2. There will be no any GST or PST Taxes payable by the LESSEE/Tenant to the LESSOR/Landlord on the rent. (Or there will be a GST or PST Taxes, stipulate)

5. Additional Rent
5.1. There is no any additional rent payable to the LESSOR/Landlord by the LESSEE/Tenant. (or there is additional rent payable, in details of such as common area fee(may only apply in shopping mall), parking fee, marketing and advertising fee, and so on, listing all of them.)
